Rental repairs vs capital improvements

Current expense vs capitalization, useful-life extension, and records.

Direct answers

Work that merely restores a property to its original condition is a deductible repair; work that extends its useful life or increases its value is a capital improvement that must be depreciated rather than expensed — and borderline cases have specific tests.

Key points

  • Repair (restore original condition) → current expense.
  • Improvement (extend life or add value) → capitalize and depreciate.
  • Large or structural work is more likely to be capital.
  • Keep invoices describing the work, not just the amount.

Drawing the line

A repair returns the property to its prior state — fixing a leak, repapering, replacing a broken fixture with an equivalent — and is deductible now. A capital improvement extends useful life or raises value — an upgrade, an extension, a substantially better replacement — and is depreciated over time. Cost and scope matter: large or structural work leans capital.

Uncertain cases

There are formal tests for borderline work (small amounts and periodic maintenance can be treated as repairs), and misclassifying a big improvement as a repair overstates the current deduction. Keep invoices that describe what was done, not just totals, and get advice on large projects so the split between expense and depreciation is defensible.

Who this is for

  • Landlords doing renovations
  • Anyone splitting repair vs improvement

What this is not

  • Owner-occupier renovations
Important cautions
  • Classifying a capital improvement as a repair overstates your deduction — a common audit issue.

Frequently asked questions

Do I need to file a tax return in Japan?

Many employees do not, because tax is settled by year-end adjustment (年末調整). You generally must file (確定申告) if you have side income over ¥200,000, two or more employers, self-employment income, sizeable investment or crypto gains, or you want to claim deductions like large medical costs or a first-year mortgage credit. Filing season is Feb 16 – Mar 15 via e-Tax. When unsure, check the NTA guidance or ask a 税理士.
