Foreign-resident mortgage eligibility checker
PR, visa, spouse, income, employment, language, and down payment to indicative lender routes.
Answer questions about residence, PR, spouse, income, employment, language, down payment, and property use to be routed to indicative lender sets — it does not issue an "approved" result, only realistic routes to explore.
Key points
- Routes you to lender sets — it never issues an "approved" result.
- Non-residents are routed to cash or specialist investment finance.
- PR opens the mainstream set; non-PR routes to specialist lenders.
- Down payment and property use filter the lender set further.
Inputs and outputs
Inputs (routing questions): resident in Japan?, PR or special PR?, Japanese spouse or guarantor?, years of Japanese tax income?, employment type and tenure?, Japanese communication?, down-payment percentage?, property use?, property location/type?, and any credit-record issue?
Outputs: indicative lender routes (mainstream, English-support, specialist non-PR, or cash/investment), a documentation-readiness score, and any disclosure/remediation path — never an approval.
How to interpret the result
The checker routes, it does not approve; a nonresident is sent to cash or specialist finance, and every route still requires full underwriting.
What the tool shows — and what it doesn’t
In short: Routes you to lender sets — it never issues an "approved" result; Non-residents are routed to cash or specialist investment finance; PR opens the mainstream set; non-PR routes to specialist lenders; Down payment and property use filter the lender set further.
A calculator is only as good as its inputs and the scenarios you test, and it models arithmetic, not approval: it cannot tell you whether a lender will lend, what rate underwriting will actually offer, or how your circumstances will change. Use it to compare options and to stress-test — run a mortgage at the offered rate plus one, two, and three points, and a purchase at pessimistic as well as central assumptions — rather than to produce a single answer. Advertised rates are execution-month or example figures, not guaranteed offers, so treat any result as a planning estimate and confirm the real numbers with a dated written quotation before you commit.

Frequently asked questions
Can I get a mortgage in Japan without permanent residency?
It is harder but possible. Many banks strongly prefer permanent residency; without it you may face a larger required down payment, a Japanese spouse guarantor, or rejection at some lenders. Flat 35, offered via the Japan Housing Finance Agency, is more rules-based and does not always require PR, making it a common route for non-PR residents. Stable long-term employment and income are decisive. Terms vary widely by bank, so compare several.
Is permanent residence mandatory for a mortgage?
Not universally. Some specialist lenders (PRESTIA, Tokyo Star Bank, Suruga Bank) accept qualifying non-PR residents, and Flat 35 does not always require PR.
